There are many issues experienced by many good real estate and housing-related companies in Japan despite their excellent technology and product development capabilities, for example, business succession, vulnerable business management systems, and how to keep pace with ever-advancing technology. Also, most of the process is still conducted offline in the real estate and housing industry, and we must admit that this is quite complex, cumbersome, uncertain, and inefficient.

In this situation, we invite high-quality housing business companies to the property technologies group and encourage the business growth of each group company by providing our expertise in business management and technology to them—all for the goal of achieving growth in the group as a whole. Also, as the number of the group companies increases, new strengths will be incorporated into us. What we aim for here is the synergy effects brought about by spreading them across the group.

Especially in the technology field, we aim to achieve successful business growth in the group companies. Our Technology Strategy Planning Department will take the lead in implementing measures to shape the reality (home) * technology goal, such as the business model transition to online through our unique platforms and enhanced customer attraction utilizing marketing know-how.

Our focus is on used housing rehabilitation, which is a high-potential business area.

In the housing market in Japan, we expect the secondary market in used housing to expand dramatically in the future, in not only the condominium category but also the detached residence category due to changes in social conditions, such as the state of housing stock, demographics, and widening income disparity, as well as the soaring costs in materials and labor, and the penetration of sustainability awareness. Also, the government decided to provide powerful support for the circulation of used housing * digital transformation initiative. The Japan Revitalization Strategy 2016 announced by the Japanese government outlines measures to vitalize the existing secondary housing market and reform market, including the government-led digital promotion. With such a market environment, our used-housing vitalization business KAITRY is operated.

The housing market will revolve around used condominiums in urban regions and used detached housing in local regions over the mid-to-long term. We aim to develop our business significantly by expanding the area with the nationwide network of Homenet Inc., our group company (in the used condominium category), and with the existing group company and through further M&A transactions (in the detached housing category). Also, we will vitalize the rehabilitation market for used housing towards the goal, through our unique platform, which utilizes AI in real property valuation, KAITRY.
